How do I partner with Aniston Capital?

How much do you charge?

Our rates are structured to be competitive and transparent. We keep it simple and straightforward:


EMD funding: 40%

Double close funding: 1.5% up to $1M (rate increases above $1M)

Seller carry-back (stack method): starts at 2.5%


Every deal has a $1,500 minimum return and rates can adjust based on deal length and overall risk. Everything will be outlined in detail after submission via email for your review.

Are there any upfront fees or hidden costs associated with borrowing from Aniston Capital LLC?

Fees vary by deal, but for our specialty—EMD and double-close funding—we keep it straightforward. EMD funding has a non-refundable fee of $500 or 1% of the requested amount, whichever is greater (deposit credited towards the fees if deal closes).  There is NO upfront fee for double closings.  Once you submit your deal, we’ll outline everything clearly. Our goal is to ensure fairness, clarity, and a smooth funding process.

What qualifies as a double closing?

A double closing is when one property changes hands twice on the same day — from the original seller to you (the investor), and then from you to the end buyer.

Here’s the breakdown:
Step 1: You go under contract with the seller.
Step 2: You line up your buyer.
Step 3: Your buyer’s funds are used to close your purchase.

It’s a clean way to wholesale a deal without using your own money — and we’re here to fund it when you need.

What qualifies as a seller carry-back (stack method)?

A seller carry-back deal means the seller agrees to "carry" part of the financing.

Here’s how it works: You use a hard money or DSCR loan to fund most of the purchase, and the seller covers the rest (usually your down payment and closing costs).

If your lender needs that money upfront to close, and will let you get reimbursed by the seller, we can step in to fund the gap. Everything needs to be communicated with your lender to ensure full transparency.

Can you fund EMD for end buyers?

Yes, we can — with a couple of conditions:
You (or the end buyer) must show 3 HUDs as proof of previous deals.
You and the seller must sign an addendum that extends the inspection period through the close of escrow.

Once the deal is submitted, we’ll send over the full details and next steps.

Is there a max amount you can fund?

We’re ready to support deals of all sizes: EMD: Up to $100K Double closes: Up to $100M  

How quickly can I expect funding? (transactional)

While funding timelines vary, we can move as fast as you do! We typically require 48 hours' notice, but we’ve closed deals the same day. Our team works efficiently to streamline the process, ensuring a smooth and hassle-free experience. Submit your deal now, and let’s get it done!

What types of projects does Aniston Capital LLC fund?

We specialize in fast, reliable funding for real estate investors and wholesalers, with a focus on EMD and double-close funding for residential and commercial deals.  We can also assist you with other funding options as needed. 

What happens if the deal doesn't close?

If your deal falls through, you're not responsible for anything beyond the up-front fee already submitted (for EMD deals only).
