Our rates are structured to be competitive and transparent. EMD funding is charged at a 40% return, while double-close funding starts at 1.5%. We also fund stack (morby) method deals starting at 2.5%. Rates may vary based on deal duration and risk factors, and all terms will be clearly outlined once your deal is submitted.
We fund a minimum of $5,000 EMD and up to $100,000 for EMD. For double closings we can fund up to $100,000,000.
Fees vary by deal, but for our specialty—EMD and double-close funding—we keep it straightforward. EMD funding has a non-refundable fee of $500 or 1% of the requested amount, whichever is greater (deposit credited towards the fees if deal closes). There is NO upfront fee for double closings. Once you submit your deal, we’ll outline everything clearly. Our goal is to ensure fairness, clarity, and a smooth funding process.
